Morgan Parkes Recruitment is delighted to be looking to source a Building Services Manager for a client of ours based in Solihull
Purpose of the role
The Building Services Manager’s role is responsible for the management of hard services and processes that support the core business, ensuring that all Group property sites are always managed to a high standard.
Working closely with the Group Property Management Team, the Facilities Manager Hard Services will also contribute to strategic planning and lead day to day operations for hard services in relation to building environments, processes, people, and reporting.
Duties and responsibilities
• Deliver highly professional building services in compliance with relevant legislation and policy, and in response to organisational need, to maintain a safe, secure, and comfortable working environment for all users and visitors to the office
• Play an active part in the leadership of Group Property
• Oversee the management of the outsourced service partner, for all mechanical and electrical services, to include responsibility for full-time M&E engineers working on site, monthly management meetings, assessing and approving reactive maintenance works, and reconciling invoices against service reports
• Provide weekly updates and information for governance reports
• Oversee the work of maintenance and repair contractors on site, including authorising Work Authority Applications and assessing RAMS
• Support the management and development of relationships with suppliers and subcontractors by organising and attending meetings, reporting, and resolving issues and concerns
• Provide mentoring support for the Building Services Coordinator
• Work directly with the HSEQ team to maintain and promote building services that support and endorse policy
• Act as a point of contact for matters related to the operation and function of the building and proactively provide information to building users regarding building services provision
• Ensure accurate records (O&M and Assets) are maintained and kept up to date
• Record and monitor building services budget for maintenance, repairs, equipment and supplies to identify where expenditure is high and where savings can be made
• Lead support and develop the team to deliver an outstanding service to stakeholders by:
o Setting clear, timely objectives, undertaking regular one to one review meetings and annual appraisals
o Providing support, guidance and appropriate training linked to objectives set
o Manage the functions of the maintenance team and ensure continuation of service to expected standards
• Work closely with the Procurement team to ensure procurement is managed in line with procedures
• Manage Hard Services contracts in line with the Outsourcing and Supplier Management Policy by:
o Undertaking regular meetings with Contractors to review performance against agreed SLAs. Record performance, for KPI and business reporting, meeting minutes and track actions via the Contractor Management trackers
o Ensuring contractors and sub-contractors are fully trained as required, and receive updates on health and safety matters relevant to their role and in line with Group Property expectations
• Ensure all equipment and software used within teams such as laptops, phones, radios, Building Management System are adequate for business needs and users are fully trained
• Manage Service Desk tickets by regular reviews and updates. Provide appropriate communication to stakeholders to manage expectations and avoid complaints
• Assist with the Groupwide and Departmental Business Continuity plans and ensure they are always up to date
• Ensure any risks identified are managed appropriately and escalated to the Head of Group Property
• Act as a member of the Facilities Call-Out Team, ensuring out of hours matters are responded to and actions taken to resolve issues, and a timely report of matters from callouts is presented to Group Property’s leadership team
About The Candidate
Skills
• Strong administrative, organization and communication skills
• Excellent customer services and attention to detail skills
• Proven ability to communicate in verbal and written form at all levels, including reports to a non-technical audience
• Good IT skills and familiar with industry software – BMS systems
• Able to demonstrate excellent project management skills in various aspects of Facilities Management
• Ability to give constructive feedback to all levels of staff
• Flexible approach to work
Qualifications and experience
HND (or equivalent) in Building Services Engineering or Electrical and/or Mechanical Engineering. Proven experience in a similar role.
Working hours
37.5 hours per week – standard hours are Monday to Friday, 8.30am to 5.00pm (one hour for lunch) flexible working is encouraged and your preferred options will be considered
Salary From: £40,000 To: £45,000
